Constantly being told – “do the training modules” which end up being different or you hit some enable snag that only Yardi can fix. Want to electronically sign documents (which you would think it would be baked into a PM program) nope, you have to buy an add-on. They have to opt-in to your request instead of opt-out like Buildium or AppFolio. Maintenance staff can’t use it and no good app for it. Tenants are either perplexed by the system or it requires tech support to get them enabled. With Breeze, you simply go to Monthly Reports and in approximately 45 seconds the reports are sent in a bulk fashion. The 1099 preparation saves us a great deal of time during tax season. We rely on the 1099 reports to track vendor payments and decide what information should be sent to our CPA.
I love that we can bill tenants directly from the program by email — that’s a big timesaver. Not to mention, it eliminates the cost of paper, postage, etc. They were able to support my small business as alot of the other systems were not able to handle under 200 doors. This causes discrepancies with reports showing cancels when you actually did not have a canceled app. We had a rough start with communication at the very beginning but that also is because we do not have a management team to help set up our account. We do everything in house so our understanding level of the accounting was a little more difficult but all of the customer support we had was amazing. YARDI BREEZE AT ITS BEST
The platform is built on Yardi’s strong accounting backbone and includes tools for marketing, leasing, rent collection, maintenance, CAM recovery and owner and tenant communications. Breeze Premier is property management software built on the same refreshingly simple platform as Breeze. But it adds functionality for businesses with more advanced or unique needs such as custom reporting, invoice processing, job cost tracking and investment management.

We also love the tenant portal, where renters can access their account and pay their rent. This is a feature tenants expect, and in the past, we had to tell them we did not have that capability. Online portals have been very well-received by our tenants. The only downside of Yardi Breeze Premier is that all of the data is inputted by human and thus there is a lot of room for errors. We came from Yardi Gensis- the software was from 1996 i believe and had all the basic features listed below are some that a system from 1996 had that breeze does not. Yardi Breeze is probably fine for residential, but it is not a good option for commercial property management. There are no additional charges for our built-in support and training resources. Some nice, innovative features on the property management side of the software. There is no minimum number of units that you must manage.
